Why is there no title plan for a Sasine title?

A Sasine title does not have a modern title plan because the Sasine Register is a register of deeds, not a map-based register.

Many Sasine titles are identified by written descriptions in deeds. These descriptions may refer to boundaries, neighbouring lands, measurements, former owners, estate names, roads, rivers, or other physical features. Older descriptions can be detailed, but they are not the same as a modern Land Register title plan.

For this reason, where a property remains in the Sasine Register, a Title Plan not available. In some cases, an old deed may contain a deed plan, but this is not guaranteed.

Can a Sasine search still identify the property?

Yes, in many cases. A Sasine Search Sheet may provide a description of the property, owner details, previous owners, recorded deeds and other entries affecting the title. However, identification can be more complex where the property description is old, vague, or based on surrounding titles.

Can I order a plan separately?

If a deed plan exists, it may be possible to request a copy of the relevant deed. However, not every old deed contains a plan, and not every plan is available electronically. You can order a deed copy here: Deed Copy Search
