What is a Sasine Search Sheet?

A Sasine Search Sheet is a chronological list of deeds recorded against a property in the General Register of Sasines.

It may include a description of the property, current and previous owners, recorded deeds, mortgage entries, transfers, sales and other matters affecting the title.

Sasine Search Sheets are useful where a property has not yet moved into the modern Land Register of Scotland. They can help identify ownership history and the deeds that may need to be examined.

Does a Sasine Search Sheet prove the exact boundary?

Not usually. The Sasine Register is based mainly on written deed descriptions. It is not the same as a modern map-based Land Register title plan. If exact boundaries are important, it may be necessary to examine old deeds, deed plans, neighbouring titles, and other supporting documents.

Why can Sasine searches take longer?

Sasine titles can be more complex because they may rely on older descriptions, historical deeds and manual examination. Where the property is not clearly identifiable by address, additional investigation may be required.
