The Title Register is one of the main documents of title in the modern Land Register. It consists of four sections:

A. PROPERTY SECTION
This section includes the description of the property, its title number, the date of first registration, the area of the land where it is greater than 0.5 hectare, the date of the last entry in the title sheet.

B. PROPRIETORSHIP SECTION
This section provides information about the current owner(s) name and address. It contains the consideration (price paid) and the date of entry.

C. SECURITIES SECTION (CHARGES SECTION)
This section contains a list and short extracts of any existing charge against the property and the date of the registration. Existing mortgages are listed here.

D. BURDENS SECTION
Any burdens affecting the property. This section may contain extracts from deeds and references to title plan colourings.

The Title Plan shows the general extent of the property by red edging or other colouring. Scottish Title Plans are prep  ared on the Ordnance Survey map and include the Ordnance Survey grid references, orientation, outline of the surr  ounding properties, survey scale and the date when the title plan was produced.

The title plan may contain various colour markings, which are explained in the title register. These markings may refer to various burdens or right affecting the property.

Please note that Land Register of Scotland became operational between 1981 (Renfrewshire) and 2003 (Sutherland). Properties that have not been sold since the operational date of the particular county may not be registered in the Land Register. The Applications record provides details of all pending applications against a title number that have not yet been completed. These include first registrations, dispositions, dealing with securities etc.

The Applications record may contain relevant information about the submitted application such as the date and status of the application, consideration paid, title numbers, applicant name and address, property address, deed type and additional information.

If there is no entry in Applications Register the record will confirm that there is no pending application against the title ('No Search Results found'). Until completed, applications to register deeds are subject to rejection or withdrawal.

With this search we provide the Title Register and Plan to a property if it has been registered in the modern Land Register. If the property is unregistered we will search the old Sasine Register for records.

Please note that the Sasine Register does not contain supporting plans but descriptions of land therefore this search may take significantly longer than simple searches. These documents that you receive will enable you to find the owner of the property.

The Sasine Register, the older type of register in Scotland is a chronological list of land deeds. It is based on written descriptions of properties (unlike the modern Land Register, which is map-based). The Sasine Register Search Sheet contains a brief description of the property including its approximate size and address or relative location (e.g. 430/1000 acre of ground bounded on north west by Edinburgh Road).

Old deeds are referred to in the Sasine Register Search Sheet or in the Title Register by dates and parties. These deeds are not held by Registers of Scotland but can normally be obtained from the National Archives of Scotland. We search the first Disposition Deed referred to in the Sasine Register. This will provide useful information about the property and and may include a deed plan.
